BECx - Understanding the Future of Improving Performance and Managing Risk

Description:

We will provide an overview of Building Enclosure Commissioning (BECx), including what it is, when and why it should be incorporated into a project, and how the process is implemented throughout the Pre-Design, Design, Preconstruction, Construction, and Post-Occupancy phases. We will discuss the BECx activities performed during each phase to improve building enclosure performance, identify and mitigate risk, and verify that the enclosure meets the project requirements. We will also describe how the BECx process and findings are documented and present case studies from previous projects to illustrate how BECx is applied in practice.

Learning Objectives:

1. Explain why Building Enclosure Commissioning (BECx) is performed on projects
2. Describe the BECx processes that are performed during the different project phases.
3. Discuss how BECx improves enclosure performance, mitigates risk, and is documented for the building Owner.
4. Illustrate the BECx process through case studies and examples.

Presenter Bio:

William O’Brien has extensive experience with building enclosure commissioning (BECx) and new construction consulting, peer review, facade assessments, investigation, and repair design for various forms of facade distress. His projects primarily involve evaluation of glass curtain wall and window assemblies, air barriers, metal cladding, masonry walls, architectural precast concrete, cast-in-place concrete, and stone panels. He has also performed structural evaluation and performance testing of various enclosure systems, with building types ranging from hospital, laboratory, education, and high-rise structures to single-family residences.

Gloria Moy has experience in building enclosure commissioning, evaluation of distressed and deteriorated facade and roofing systems, water testing, repair design, construction documentation, and construction observation. Her work includes contemporary and historic buildings with glass curtain wall and window assemblies, air barriers, masonry walls, and roofing systems.
